‘And whereas the Lessee has approached the Lessor for grant of lease of Hack Portion on
Second Floor of $.C.O. No. 185, Sector 37 C, Chandigarh,
‘NOW THIS INDENTURE WITNESSETH AS UNDER:
1. That the period of lease of the said premises has been fixed for eleven (I) months
Commencing with effect from 15-01-2023 to 14-12-2023 with increase of 7% afier every eleven

bye-laws of Chandigarh Administration then the lessee will be sole responsible Sor mateiny,
the payment for any type of penalty and additional fee imposed by the Chandigarh
Administration/Estate Office/Municipal Corporation or any other concerned authorities and
shall be liable for eviction for additions & alterations,
9. That the lessee shall not carry out any alteration or addition of any type in the building,
structure without the prior written consent of the Lessor,
10. That the Lessee shall permit the Lessor or his authorised ayents at reasonable hevurs in
the day time to view the condition of the premises and to undertake repairs ete, All major repairs
to the building structure i.e. natural damages to walls, ceilings, bursting of water pipes, rain
water pipes and electric cables, etc. shall be carried out by the Lessor at his vn cost.
11. That the Lessee/Lessor shall strictly abide by the provisions of the Capital of Punjab
(Development & Regulation) Act, 1952 and the rules framed thereunder from time to time,
12, That the lessee shall be responsible for all consequences and damages, if any, for the
misuse of the said premises.
13. That the Lessee would be entitled to fix Advertisement Boards at the prescribed
place as per building bye-laws of Chandigarh Administration in proportionate ratio,
14. That no oral agreement shall be taken in consideration
15. That the Lessee shall sort out_ minor internal problems, if any, with other tenants
himself. Only problems relating to building to be brought to the notice of the Lessor.
16. The Lessee shall adhere to his business timings as per Government rules/laws from time
totime.
17. That all the expenses on stamps and registration of this deed has been borne out by the
Lessee.
18. That the Lessor has desired that the Lessee shall deposit Rs.84000/- (Rupees Eighty four
Thousand Only) vide bank transfer_ dated with
him as adjustable security without interest, as secured advance, for the period of tenancy of
this premises and he solemnly give an undertaking to refund the same at the time of vacation
of said premises after adjusting the arrears of electricity, water and rent etc. if any
