The owner shall make pertiel peyment to the contractor on the besis of @ duly certified and approved estimete of the work performed, but the owner will ret- ain 10% of the amount of each estimate until finel completion and scceptence of all works covered by the contrect. 45) PINAL CONDITICN ‘The contractor does hereby guarantee the entire work- ar— chitecturel, plumbing, electricel end miscellaneous underteki- ngs done by him from one yeer from the completion of the work. He sagrees to replece all defective materials and mske good sny demage done to the building in the performence of this contract without cost to the owner.
