DEED OF ABSOLUTE SALE

KNOWN ALL MEN BY THESE PRESENTS:

That RURAL BANK OF PILAR(BATAAN), INC., a banking institution duly organized and
existing under and by virtue of the Philippines with the place of business address at Poblacion, Pilar,
Bataan, represented by its VP/Manager, CYNTHIA P. RODRIGUEZ, for and in consideration of the sum
of ***ONE MILLION EIGHTY NINE THOUSAND PESOS ONLY*** (=P=1,089,000.00) Philippine
Currency in hand paid by Spouses, CRISANTE P. ILAYA and MYRA A. ILAYA, both of legal age,
Filipino, and resident of 164 Milagrosa St., Ma. Fe Subd., Orani, Bataan, receipt of which is hereby
acknowledge, do hereby SELL, TRANSFER and CONVEY in a manner absolute and irrevocable unto said
Spouses, CRISANTE P. ILAYA and MYRA A. ILAYA, their heirs, successors and assigns all my rights,
interest and ownership over a certain parcel of land with all the improvements constructed thereon and more
particularly described as follows:

A parcel of land (Lot 13-E of the subd. Plan, Psd-030809-048860, being a portion of Lot
47, Lot 13, Plan 11-6923, L.R.C. Rec. No.), situated in the Bo. of Tarangka, Mun. Of Orani,
Prov. of Bataan. Bounded on the NW., along line 1-2 by Lot 13-F; on the NE., along line2-3-4
by Lot 13-K (Right of Way); along line 4-5 by Lot 13-D, all of the subd. plan; on the SE., along
line 5-6 by Lot 398; on the SW., along line 6-1 by Lot 397, Both of Orani Cadastre. Beginning -
x-x-x-x-x-x-x-x-x-x-x-x-x-x-x-x-x-x-x- containing an area of ONE THOUSAND EIGHTY
