DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That I, GERARD AGPALZA. Of legal age, Filipino, married to JOCELYN ONIDA, and a
resident of Dicamay, Jones, Isabela. I am the lawful owner of that certain parcel of land which is more
particularly described as follows:

“… A PARCEL OF LAND lot 308, of the subd. Plan Gss-(af)-02-000081-D(AR) situated in the
barrio of Dicamay 1, Municipality of Jones, Province of Isabela Island of Luzon. Bounded on the N along
lines 2-3-4 by lot 311; on the E along lines 4-5 by lot 323; on the S along line 5-6 by lot 128; along line 6-
1 by lot 307 all of the subd. Plan; on the W along line 1-2 by road. Beginning at a point marked “1” on
plan being N 61 deg 04’E; 11000.30 m from BLLM No.1, pls-837-D containing an area of Eighteen
Thousand Six Hundred Twenty Seven (18,627) square meters more or less.

That for and in CONSIDERATION of the sum of ONE MILLION TWO HUNDRED
THOUSAND PESOS (PHP 1,200,000.00) PHILIPPINE CURRENCY, to me in hand cash paid to our
entire satisfaction MARISSA QUINIANO, of legal age, Filipino, widow, and a resident of San
Guillermo, Isabela, by these presents SELL, CEDE, TRANSFER and CONVEY by way of DEED OF
ABSOLUTE SALE unto in favor of the said VENDEE, their heirs, succession and assigns free from all
liens and encumbrances whatsoever.

That I warrant valid peaceful possession and ownership of the subject land that I sold to the
VENDEES, that I shall depend her rights and interests of the said vendee as well as her heirs, successors,
and assigns against any lawful claim of third person or persons whatsoever of which property I am the
registered owners thereof as evidenced by OCT NO. CLOA-52138 in my name, issued by the Register
of Deeds of Isabela.

IN WITNESS WHEREOF, I have hereunto signed my hand this ____of _____________ at


Cauayan City, Isabela.
