CHAPTER 2 – CASE STUDY AND REVIEW OF RELATED LITERATURE

1. CASE STUDY

INTERNATIONAL STUDIES

1. URBAN WATERFRONT DEVELOPMENT, THROUGH THE LENNS OF THE

KYRENIA WATERFRONT CASE STUDY

-Do ˘ga Üzümcüo ˘glu * and Mukaddes Polay

The major goal of the case study is the analyzation on the basics of urban waterfront
development. As a result, the study developed and validated two assessment scores
(questionnaires). Descriptive statistics were applied to data collected via surveys
using SPSS and AMOS. Current methods to urban development are beginning to
highlight Cyprus's rich historical and cultural legacy.

As stated by Glu, D. (2022) and Polay, M. (2022) Cyprus has faced several political,
societal, economic, and technical problems during the last few decades. As a result,
these elements impact urban design and generate specific traits and patterns.
Kyrenia's waterfront is an area that displays contemporary urban planning. This
essay tries to evaluate many urban characteristics of Kyrenia's shoreline. The inquiry
focused on an old harbor in Kyrenia and its environs to evaluate the evolution of
general urban characteristics through time. Members of the creative class,
employees and employer organizations, students, and tourists were among those
who took part.

The case study on the urban waterfront are influenced by physical, functional, social,
economic, cultural, and political factors. Based on the findings of several statistical
investigations, an examination of the Kyrenia waterfront found that the variables
reflect varied degrees of user engagement. According to the survey findings, the
majority of residents in the community like the chosen region since it provides
distinctive urban features and social possibilities. Locals, on the other hand, believe
that the region will require new technology and ideas in the future to assist the
creative class in being more productive by developing a creative economy.

The case study will aid in the conduct of what developments may be included on the
waterfront development with the given factors from physical, functional, social,
economic, cultural, and political factors of Cebu City, which according to Glu, D.
(2022) and Polay, M. (2022) will provide a distinctive urban features and social
possibilities to city residents.

2. SUSTAINABLE WATERFRONT DEVELOPMENT- A CASE STUDY OF

BAHARY IN ALEXADNRIA, EGYPT

-Riham A Ragheb

The case study is about the sustainable waterfront development entails developing a
vision for an area and then deploying the talents and resources to make it a reality
after engaging in a discourse with customers within that region. Furthermore, it
integrates several strands of placemaking, such as environmental responsibility,
social equality and economic viability, planning and transportation policy, and
architectural design, to create places of beauty and distinct character.

The development of waterfronts defines communities surrounding bodies of water

and reflects cities' capacity to adapt to changing economic and social situations. The
purpose of this study is to identify some methods for implementing sustainable
waterfront development. By respecting the quality of life and defining sustainability in
a larger perspective, a case will be made for improving shoreline development by
studying the Bahary waterfront in Alexandria, Egypt, using place making criteria.

The findings of the case study report finishes with some recommendations for
developing the Bahary waterfront based on the ideas gathered from the theoretical
analysis in order to well design a shoreline that responds to the community's wants.

The case study will be very useful in terms of the sustainability of the waterfront
development and other factors that may be improved through the development, such
as environmental responsibility, social equality and economic viability, planning and
transportation policy, and architectural design, in order for the development to have a
distinct character. As an addendum to the initial case study, the community
preferences on the design and buildings that will be developed are mentioned.

LOCAL STUDIES

1. GUADALUPE RIVERFRONT DEVELOPMENT WITH A GRAND

INTEGRATED FERRY TERMINAL

The case study is about the "PASIGian: Guadalupe Riverfront Development with a
Grand Integrated Ferry Terminal" project proposal envisions developing a city's
urban edge that will attract a lot of public interest as it will promote a sense of identity
to the place as well as advocate for social, economic, and tourism engagement and
utilization of the Pasig River Ferry System as a convenient mode of transportation to
ease traffic congestion at the main thoroughfares. The Philippines has been dealing
with a number of challenges and concerns regarding road building, which has
resulted in persistent traffic congestion, which is one of the major issues harming the
environment and the quality of life in cities. Heavy motor traffic means poor air
quality, unacceptable noise pollution, and a weakened feeling of neighborhood and
community. Traffic also has huge economic consequences as a result of congestion
delays.

Thus, the purpose of the case study specifically the architectural research and
design translation for the project proposal is to provide new development
opportunities for the Pasig River to revitalize its own identity and to capitalize on the
potential growth of the Pasig River Ferry Service to attract more commuters/users by
developing a main focal ferry terminal associated with better facilities and the
waterfront's social, economic, and aesthetic values.

The qualitative method of research for the study involves interviews with Pasig River
ferry employees, end customers, and officially authorized representatives from
government entities such as the Pasig River Rehabilitation Commission (PRRC) and
the Metropolitan Manila Development Authority (MMDA). Otherwise, rational data
analysis through in-depth investigation, documentation, and site observation would
be used. For references in form, facility, and context concerns, case studies of
current architectural projects will be explored.

The project might be viewed as a potential solution to traffic problems by offering

adequate, sophisticated, and extra river port facilities to promote and entice people
to use the Pasig River Ferry Terminal's services.

The case study is relevant to the research because it may justify the intermodal ferry
terminal and cruise ship docking to the waterfront development in order to reduce
traffic in the center of Cebu City, as well as cooperating with the local government to
enhance its current facility.

2. PROPOSED MANILA WATERFRONT CITY RECLAMTION PROJECT CITY

GOVERNMENT OF MANILA

The case study is a planned Reclamation Project consists of two land mass
structures located in Manila Bay west of the present City of Manila coastline at the
rear of Quirino Grandstand up to the Manila South Harbor barrier. The north is
limited by Manila South Harbor; the south by the Army Navy Club and the US
Embassy; the east by Hotel H2O, Manila Ocean Park, and Quirino Grandstand; and
the west by Manila Bay.

The projected reclamation project known as Manila Waterfront City is roughly 318
hectares in size and is located in the District of Ermita, City of Manila, next to Block
314 Manila Cadastral No. 13. It is roughly situated at Latitude 14o34'10" N and
Longitude 120o57'30" E and is categorized and defined as alienable and disposable
land under Project No. 1 of Bureau of Forestry Map LC - 1750 in accordance with
Forestry Administrative Order No. 4-267.

The Manila City Government's goal in recovering and developing more areas near to
Rizal Park is to give the city with much-needed space for commerce, government
institutions, and entertainment destinations. It will assist the city produce much
needed jobs and additional funds for continuing development, social services,
security, and health care services for the residents/people of the city, as well as
promote the city's fast and balanced expansion.

The case study focuses on the reclamation of new land aims to develop the city's
newest and most vibrant destination, combining tourism, entertainment, business,
and leisure in the shadow of the famous and breathtaking Manila sunset, and will
serve as a catalyst for growth in the commercial, residential, and recreational
sectors.

The importance of the case study in the research is that it indicates the crucial
regions where the development will take place. From the current institutions like as
hotels, restaurants, government buildings, parks, and so on from the city of Manila's
waterfront reclamation. To have a continuous development from the current
structures along the shoreline, with the option of extending the land across the seas
if necessary.
