Lot Allocation and Payment Structure

your application and deposit status.

● A $10,000 non-refundable deposit will be due at the time of lot allocation, and the rest

Isha Kamala – FAQs


1. What is Isha Kamala?
Isha Kamala is beautiful rolling pastureland, approximately 2 miles as the crow flies from
AdiYogi: The Abode of Yoga, and is offered for seekers who wish to live at Isha Institute.
Previously referred to as Enclave Phase III, Sadhguru has named this Living Isha offering Isha
Kamala, which means lotus flower. Isha Kamala provides the possibility of living in a
consecrated space and participating in the Kshetragna lifelong sadhana program to anyone who
wishes to pursue a profound spiritual path.

2. How are the lots and homes offered?


Isha Kamala offers the option to license a home, located on consecrated land that is part of the
ashram, for long term use. The lots and homes will be exclusively for Kshetragna program
participants, allowing them the privilege of living in a consecrated space. With this offering,
Isha continues to own the property and the licensee and their spouse (as long as spouse is also
enrolled in the Kshetragna program) have the right for long term use. In this way, this space,
which offers such a powerful possibility for growth, can be protected and maintained for all,
and for many generations to come.

3. What is the Kshetragna Program?


Acknowledging meditators’ intense longing, Sadhguru is offering a rare possibility in the form of
‘Kshetragna,’ a lifelong sadhana program in which you will receive guidance for your spiritual
growth while in the Isha Yoga Center or the Isha Institute of Inner-sciences, or wherever your
life commitments may require you to be. An orientation will be provided as to how to weave
sadhana seamlessly into your day-to-day activities.

The key program highlights include: live and grow under the grace and guidance of Sadhguru;
participate in daily sadhana for one’s growth; establish health, vitality, and inner well-being;
include your family; live in a beautiful natural environment.

Please note Kshetragna Program applications are also possible for those who are not planning
to apply for Isha accommodation. The Isha accommodations are optional and are offered for
those who wish to have a long-term use of the space to live and/or a personal space when they
visit the ashram. Initial applications will be open for those wishing to take Isha
accommodations, and then applications will be opened up more broadly for those in other
locations in the following months.

4. Why are homes offered under a licensing structure?


To maintain the integrity of the space and ensure it continues to be a powerful source for
raising human consciousness for generations to come, it is important that Isha maintain a level
of oversight over the property and residents joining the community. If the community is left to
the mercy of financial interests and personal agendas, over generations we don’t know the
direction it will take. If every individual comes with the single purpose of self-transformation,
without any thought of personal gain, then, with the powerful support of Sadhguru’s energies,
Isha Institute can truly become a catalyst for a more conscious world.

5. Is this a lease agreement?


This is not a lease program, but rather a long-term license to use the property and live in a
consecrated place. A lease has a predetermined meaning in real estate terms; this is a unique
offering by Sadhguru and Isha Foundation.

6. What are the benefits of the licensing structure for Kamala residents?
The licensing structure has been put in place to ensure all can make the use of the space in the
best way possible to support their growth by:

● Ensuring that the appropriate guiding principles are in place and an atmosphere and
environment conducive to one’s growth is maintained across the ashram.

● Protecting the integrity of the community by approving only those with a genuine desire
for personal growth, without any interest in financial gain or potential investment, to
join the community.

● Giving seekers in coming generations an equal opportunity to reserve accommodations


in the ashram, rather than such accommodations potentially being passed to future
heirs, as an asset, who don’t have a sincere desire to use the space as it was intended.
● Increasing the security of the premises by allowing Isha to maintain necessary oversight
and processes for community guidelines and approving new community members.

Applying for Isha Kamala


7. Who is eligible to apply for the Isha Kamala License Agreement?
Those who have taken Inner Engineering Total or Completion, including Shambhavi
Mahamudra, and wish to enroll in the Kshetragna Program for lifelong sadhana (see below) can
apply for Isha Kamala License.

8. If I want to apply for an Isha Kamala Licensing Agreement, what are the steps in doing so?
Steps:
A. Complete and submit the Residential Kshetragna application form. (Note that you will
be required to submit a $3,000 Priority Deposit with your application unless you have
submitted the deposit previously.) -Note that you only need submit the Priority
Deposit once even if you submit more than one type of accommodation
application; however, it can only be used once for one type of
accommodation.
B. After Isha reviews the application and completes an interview with the applicant, a final
response will be emailed.

9. I previously applied for Isha Enclave and was approved, do I have to reapply for Isha
Kamala?
No, you don't need to re-apply for Isha Kamala. However, you do need to submit an application
for the Kshetragna Residential Program. Please note that anyone that was approved for Enclave
will be granted an exemption for the required interview for the Isha Kamala application as part
of the Kshetragna Residential Program.

10. Can I fill in and send the application form, even if I am not 100% sure?
Yes. You can proceed or not after your approval. The application process will
require a $3,000 Priority Deposit to be submitted. However, you can request a full
refund of the priority deposit after four years if you have not proceeded with a lot
deposit by then.

11. I am not a United States citizen, can I still apply for the property
accommodations in Isha Kamala?
If your country’s regulations allow for a U.S. license agreement and your immigration
status and visa status are valid, you should be able to do so; but we recommend that
you consult with an attorney.
Isha Kamala Terms and Conditions

12. What is the term of the agreement?


The agreement term is for up to 99 years. Upon the primary applicant’s death, the agreement
can be passed to the spouse, as long as they are a Kshetragna participant, and following that
can be passed to one child, as long as they are a Kshetragna participant and go through the
approval process. Passing of the agreement from parent to child can happen for one
generation only- after the child passes, Isha can offer the property to a new licensee.

13. Can I transfer the Home Licensing Agreement to others?


The agreement is person-specific and cannot be transferred, specifically to maintain the
appropriate focus for the community. Initial applicants undergo an in-depth application,
interview, and reference process so that the community is created with the right orientation.
Transferring the agreement to anyone who can afford it may not be in the best interest of the
community as a whole. The agreement is not an asset one is building, but rather an
opportunity for a specific individual and family to live in a consecrated space to accelerate their
growth.

14. Will the property be passed to my heirs upon my death?


Since the property is not a traditional asset that is owned, it can't be bequeathed. However, it
can be transferred to the spouse (provided spouse is also enrolled in the Kshetragna program).
If a child expresses interest in pursuing the Kshetragna program, the “license to use” can also
be passed to one child, as long as they are approved by Isha. Please note “license to use” can be
passed from parent to child for only one generation.

15. What happens if I wish to terminate the Property Licensing Agreement?


The agreement can be ended at any time with a 60-day notice by the primary applicant. A
refund will be given consisting of principal paid, adjusted to any decrease in property value,
based on Isha’s ability to license the property to someone else.

16. Why is getting the principal back dependent on Isha’s ability to license the property to
someone else? A traditional property sale would be dependent on the ability to sell the
property; you would still be liable for the mortgage payments. Similarly, here you would be
responsible for the license payments until Isha finds another licensee to take them over.

17. Why does the licensee not benefit from any increase in the property value?
This community has been specifically designed for those who live here to benefit from this
powerful space and to focus on their spiritual growth. If financial investments are rewarded,
commercial and business interests can easily infiltrate the spiritual process. Additionally, by
removing any thought of financial benefit, the spiritual focus of the community is maintained.
This will ensure the integrity and longevity of the community.
18. Can I rent the property in Isha Kamala to others?
All rentals will be arranged through Isha. If you choose to have Isha rent the property, you will
receive a predetermined rental credit. Please note that this credit will not exceed standard
maintenance and utilities expenses for the year as Isha Kamala properties are being offered for
personal use for Kshetragna participants rather than for investment purposes. Licensee would
still be required to pay the monthly licensing fee.

19. What is the guest stay policy?

Isha Kamala properties are made available for the Participant primary resident and spouse as
part of their participation in the Kshetragna program with the goal of furthering one’s spiritual
growth. Guests are permitted to stay but must adhere to the following policy:

Occupants and Guests. Participant is permitted to have other occupants and guests pursuant
to this section. However, all guests and occupants must register with Isha.
When the Participant or Participant’s spouse is present:
● Participant’s and Participant’s spouse’s parents and children can stay indefinitely.
● Each relative (outside of parents and children) or guest can visit for a maximum
duration of 3 months in a calendar year, either at once or cumulatively across the
year.
● Personal friends, people that the Participant (or Participant’s spouse) have known
outside of or prior to Isha, come under the above guest category.
● Isha Meditators friends, people the Participant (or Participant’s spouse) have known
through Isha (during programs or volunteering), will need to book their own
accommodation through Isha when visiting the Isha Center and does not fall under
the above guest policy
● All guests are required to register with Isha prior to coming to visit.
● Any situations outside these guidelines can be raised with Isha for consideration.

When the Participant or Participant’s spouse is not present:


● Participant’s or Participant’s spouse’s parents and children can stay for 90 days
provided the child is 18 or older.
No other guests are allowed to stay in the absence of the Licensee or their spouse.
Participant is required to provide a list of Occupants, according to the Occupants and Guest
policy above.

20. Why can’t my volunteer friends stay with me at my property?


The property is designed as an accommodation for you to focus on your spiritual growth. Other
Isha meditators and volunteers, when visiting the ashram, should also benefit from the ashram
schedule and guidelines, which have been set up specifically to support their growth. Spending
time in others’ properties can be a distraction both for the meditator host and the meditator
guest.

Additionally, it will be best to avoid creating “groups” of people clustering together. There will
be many opportunities for the community members to come and be together through open
events hosted by the ashram. The focus of this spiritual journey is to dissolve boundaries of
likes and dislikes, not form particular friendships or special relationships, and everything in the
ashram is set up towards that. Exceptions will be made for friends and guests that one may
have known prior to Isha, as they may want to come and spend time visiting you as a family
member would.

21. Are there specific community guidelines that I have to follow?


Yes, there are Isha Kamala Ordinances & License Policy guidelines that Isha Kamala residents
and visitors need to follow.

Payment Options and Costs

22. Are there any payment options? There will be a variety of payment plan options to choose
from, including 1-year, 5-year, and 30-year plans. The interest rate will be determined at the
time the option is selected. See Appendix A for sample payment scenarios.

23. Are there any tax deduction options? Not currently, however we are working with our tax
counsel to consider part of the license fee as a donation.

24. Are there any annual fees in addition to the payments for the license fee?
Yes, there are annual fees based on the size of the lot and home that will cover the
maintenance of the common areas, insurance, and real estate taxes.

25. Should I get renter’s insurance or is insurance covered under the home agreement?
Renters insurance would cover, among other things, your personal belongings, and as such is
recommended, but optional.

26. Do I need to pay the $3,000 deposit twice if I want to get both an apartment and a
property in Isha Kamala?
Yes, the $3,000 Priority Deposit (previously Reserve Your Spot) is used for one selection only; if
you choose it to select a lot in Isha Kamala, you will need to deposit an additional $3,000 to be
able to select an apartment unit when available. However, if you wish to submit more than one
application as you haven’t decided which accommodation you prefer but want only one
accommodation than you only need submit the Priority Deposit once.

27. What are the total costs I should plan for when taking a property in Isha Kamala?

● Licensing fee (equivalent of a mortgage to be paid to Isha on a monthly basis, until the
home building cost is completed)
● General Annual Fees which include maintenance of common areas, property tax, and
insurance (paid to Isha annually)
● Utilities including water, electric, propane, trash removal, internet and phone, sewage
(paid to providers)
● Landscaping and maintenance of your lot (paid to any of the Isha approved providers)
Optional
● Renters insurance, if needed, (paid to provider) Optional
● School fees, if applicable, (paid to Isha School; amount to be determined)

28. If I am not able to afford a lot and home, what other options are available for me?
Costs of lots and homes are reflective of the costs for Isha to build and all contributions will
support the longevity of the ashram and ability for many more people to make use of this space
for generations to come.

Regardless of your financial situation, if you long to be in this space and continue your spiritual
growth, Isha is offering many options for long term accommodation. Apartment and studio
accommodations are centrally located in the ashram and offered at a lower cost. Additionally,
townhomes and tiny homes will be offered in the future. If none of these options are
affordable for you, there is also the opportunity to come as a long term volunteer where you
will be provided accommodation and meals without cost after paying for the first week of your
stay.

Lot Selection Process

29. How many lots are there?


In Isha’s first two residential communities, Isha Village and Isha Enclave, there are a total of 180
lots, all of which have already been allocated. Isha Kamala is expected to have approximately
another 200 lots.

30. How do I get in line for reserving a lot?


You can submit an application, in which a $3,000 Priority Deposit (formerly known as Reserve
Your Spot) is required to hold your place in the queue for choosing a lot. If you are not planning
to move soon or do not wish to apply at this time, you can still make a Priority Deposit to hold a
place in line, even without submitting an application. However, in order to reserve a lot, an
approved application will be required. Application processing time can vary so please plan
accordingly. - Note that you only need submit the Priority Deposit once even if you submit
more than one type of accommodation application.

31. Do I get to choose the lot?


Yes, when the lots are released, they will be offered first-come first-served based on one’s
Priority Deposit (formerly known as Reserve Your Spot) date. When your turn comes you can
choose from the lots available.

In order to reserve a specific lot, a non-refundable $10,000 deposit will be required. For those
that have made a $3,000 Priority Deposit (formerly known as Reserve Your Spot deposit)
already, only the remaining $7,000 will be due at that time.
32. What is the process for reserving a lot?
You will be able to choose a lot when they are offered and you pay a non-refundable $10,000
deposit (Reserve Your Spot / Priority Deposit payment will be applied to this), provided you
have an approved application.
The steps to reserve a lot in Isha Kamala are:
A. Fill out an Isha Kamala application form and make a Priority Deposit at isha.us/living
B. Once your application is approved, you will receive email notification. Please do not submit a
lot deposit payment until you are notified that your application has been approved.
C. When lots become available, you will be notified by email. When your turn for choosing
comes, you will be sent the lot availability map. You can then choose and reserve a specific lot
by making a nonrefundable $10,000 deposit (the $3,000 Priority Deposit will be applied to your
lot deposit).

33. When the lots are released, I want to be sure I get my preferred lot
choice. How do I do so?
A lot may be chosen only after your application is approved. You will receive an email notifying
you of your application’s approval and a request that you make four lot choices, arranged in the
order of your preference. Your place in the lot-choice queue will be based on your Priority
Deposit date and the date when we receive your lot-choice email and payment. Lot assignment
is based on a first-paid, first-choice basis. We will reserve your first choice if it is available; if
not, we will default to your second or third choice, whichever is available. You will receive an
email confirming receipt of your funds and your lot choice reservation.

34.When will the full payment for the lot be due?


After paying the lot deposit, fifty Percent of the remaining payment of the lot license cost
(minus the $10,000 non-refundable deposit) is due 6 months after the signing of the
agreement. The final balance is due when the sub-division is ready for home construction.

35. What are Isha Kamala’s lot costs and sizes?


Isha Kamala is beautiful rolling pastureland that will include more options for lot sizes, ranging
from 1/3 acre to 1 acre lots. Home options will also be expanded, with tiny homes coming soon
and townhomes coming in the future.

Lot licensing costs range from $26,000 to $138,000.

36. If there are more Isha Kamala properties available later, will the licensing cost of the
properties increase?
Licensing fees will reflect market terms, interest rates, and construction costs, and are subject
to change.

37. When will consecration of the land take place and will we be able to attend?
Sadhguru has not yet shared details for the land consecration. We will provide updates as we
have them by email and the Isha newsletter.
Home Construction

38. How many models are available?


Currently there are 17 home models available, with several more in the design phase.

39. Where can I find the floor plans and licensing cost?
Floor plans and licensing fees can be found on the website here: lsha Kamala Home Models and
Pricing.

40. Can I choose any model?


Any model can be chosen so long as the model is not the same as that of the house on either
the lot directly adjacent to or directly across the street from you. For example, if the lot you
want is next door to someone who chose to have home model 101 built, you would need to
choose a different model.

41. Are there any restrictions as to model homes and lot sizes?
There will be 1/3 acre, ½ acre, and 1 acre ranges available for licensing. Most of the ½ acre lots
are 100 feet wide, and the ⅓ acre lots will be 70-80 feet width. The minimum side setback for
the lot is 15 feet on either side, so only a home less than 70 feet wide can be built on a half-acre
lot. Note that the Daffodil and Violet models are both more than 70 feet wide and are the only
two models currently that cannot be built on a half-acre lot.

42. Will I be required to have the house built in a certain time period once I reserve the lot?
You are required to build within four years. There will be a $1,800 incurred fee for
the fifth year the home is not built, which will increase exponentially each year that
the home is not built.

43. Why do I need to build the home within four years?


Many people are expressing their intent to move now or in the near future. Rather than have
empty lots in the community and delay those wishing to be here now, those who are not planning
to move in the near future can wait to take a home license or consider taking an apartment or
studio initially and transferring to a home at a later time.

44. When can home construction start?


Putting in place the infrastructure needed for the development (grading the land, getting the
necessary permits from authorities, building roads, installing main water lines etc.) will likely take
nine months from the initial lot allocation. Once the infrastructure is in place, construction of
the homes can begin.

45. How long will it take to complete home construction?


Once a licensee completes all selections and upgrades, construction of the home can begin. Once
construction begins, it will take approximately 10-12 months to complete, depending on the size
of the house. Move-in dates for Isha Kamala will likely be 18-24 months from July 2022 at the
earliest.

Utilities and Services


46. What utilities and other services will be available (e.g., water, electricity, gas, cable,
phone, etc.)?
Municipal water, electricity, phone line, and internet/cable services will be available
once you have contacted the respective utility/service providers. There are no natural
gas lines in the area, but propane gas (LPG) is available.

47. What about sewage facilities?


A city sewer system is not available, necessitating a communal septic installation under
the state’s guidelines. There will be a septic system operator who will own and operate
this system for the community. There will be a monthly fee for this service paid to the
provider.

48. Does Isha provide any groundskeeping or landscaping services for Isha Kamala residents?
Isha will provide options for approved contractors for landscaping. Each Kamala resident will be
responsible for the maintenance of their lot’s grounds. If the licensee fails to get the needed
maintenance done in a timely manner, Isha will contract the maintenance and bill the licensee
for it.

49. Who is responsible for the maintenance of the common areas?


Isha will be responsible for maintaining the streets and common areas as well as the ambiance
of the community.

Choosing between Homes, Apartments, and Studios

50. If I apply for Isha Kamala, can I later switch my application to a studio or apartment?
Yes, if you are unsure as to whether you wish to take a studio, apartment or home, you can
apply for all three. To be considered for a studio or apartment, you will need to complete the
Kshetragna Residential Program application specifically for studios and apartments and go
through the interview process.

If you have already enrolled in the Priority Deposit (formerly known as Reserve Your Spot)
program, your place in line will remain the same and you will be contacted as studios or
apartments become available, provided you have an approved application.

51. If I move into a home and later wish to switch to an apartment or studio, will that be
possible?
Yes. If you wish to move to an apartment or studio after taking a home, you can end the home
license agreement, receive the applicable refund, and then go forward with a studio or
apartment accommodation, which will entail a separate application and payment.

52. If I choose to take a studio or apartment to start, can I switch to a home later?
Yes, you can switch from the studios or apartments to a home. With studios and apartments, a
partially refunded payment can be put towards the home. The amount would depend upon
how long you had been living in the studio or apartment plus a transfer fee. As an example, if
you moved to a home after living in a studio or apartment for only one year, the majority of
payment could be transferred to a home license. However, if you had lived in the studio or
apartment for 10 years, for example, a lesser portion of the payment may be transferred to the
home license.

53. How should I decide between studios and apartments vs. homes?
Studios and apartments are ideal for those who wish to be centrally located, may not have as
many guests visiting or coming at once, and want to minimize time spent for maintenance and
upkeep of the space. Access to ashram meals (even when one is not volunteering full time) will
be available for those in studios and apartments.

Homes are ideal for those who wish to have more space or have pets.

54. When will the studios and apartments be available and where are they located?
Apartments will begin to be allocated in April or May and the building should be ready for move
in towards the end of the year. The second apartment building is also due to be completed
early next year, each with 42 one-bedroom and 42 two-bedroom units. Both buildings are
situated in the forest just off of Isha lane about a 5 - 7 minute walk from Mahima.

The remaining 40 studios in the Laurel building will also be allocated in the coming months.
The next studio building is in the design phase and expected to be completed later next year. It
will be located between the current P3 parking lot (behind the Mahima pond) and the
apartment buildings and have approximately 400 units.

Living In Isha Kamala


55. What facilities will be available for this community?
Similar to the rest of the Living Isha community, Isha Kamala will have yoga shalas built
throughout the community. Community members will be able to gather together for Guru
pooja in the morning and do their practices together, as well as evening practices and presence
time. The common space could also be used to offer various yoga programs and hold various
events.

There are also plans for a recreation center, grocery stores, medical clinics, an Isha Day
School, locally produced organic food sources, a shared car service, and long-term care
facilities for the elderly.
56. When is the Isha Day School expected to open?
The tentative launch date for the Isha Day School is 2023. The curriculum will be developed
with guidance from Sadhguru and in consultation with the Isha Home School in India. For those
planning to move in the coming years with school-aged children, please fill out the School
Interest Form. If you wish to volunteer to be a part of creating the day school, you can email
school@ishausa.org.

57. What schools, public and private, are available in the area for my children right now?
Public schools are available locally, with school busing services, and there are private schools in
the larger nearby metropolitan areas, such as Chattanooga. Information on Van Buren County,

58. How far is it from Isha Kamala to typically needed services, such as food stores,
hardware stores, pharmacies, doctors, hospitals, car maintenance/repair facilities,
department stores, etc.?

60. What is the weather like in the Isha Kamala area?


Isha Institute is located in the Cumberland Plateau, a stunningly beautiful area with mountains
and forests. The climate is temperate, with four distinct seasons. Summers are generally very
pleasant with a few hotter weeks in July/August. Winters are crisp with temperatures that can
fall below freezing in Jan and Feb, with an occasional light dusting of snow. Spring and fall are
mild with variable rainfall, which makes this area the “nursery capital of the world,” ideal for
growing shrubs and trees!

61. What is the dress code at Isha?


Please support the spiritual focus of the ashram by not wearing tight-fitting or revealing
clothes, including short-short, tank tops, etc. Simple, loose-fitting clothes in good condition are
appropriate. Women: full-length pants or capris are appropriate. Men: pants or long shorts
(knee-length) are appropriate. Shoes are removed when entering the Abode, Mahima Hall,
Rejuvenation Center, lodges, and the studios.

62. How can I stay involved with the Isha community?


“Volunteering is a way of learning to make our lives into a process of just giving and being
willing. Not just willing to do this or that, simply willing. No spiritual process will happen to any
human being unless he becomes willingness.” - Sadhguru

Volunteering is woven into the fabric of life at Isha. As all of the ashram daily activities, support
systems, and programs are run solely by volunteers, volunteering is an essential part of
contributing to the functioning of the ashram and its offerings. More significantly, volunteering
is a way to make yourself into an offering and is a powerful process for one’s growth. Once you
are here, the Activity team can coordinate with you to ensure you are integrated into
volunteering opportunities according to your schedule and availability.

63. Is there a volunteering requirement if I live in Isha Kamala?


There is no specific requirement for volunteering while living in Isha Kamala. You are free to
volunteer to whatever extent your schedule and life situation allow. However, volunteering is a
very powerful tool for individual growth, and additional guidance about volunteering will be
provided as part of the Kshetragna program.

64. If I volunteer full time at Isha will I be able to eat my meals on campus?
Yes, Isha Kamala residents who volunteer full-time with Isha will be able to enjoy
complimentary and wholesome vegetarian meals on campus.

66. May I visit the Isha Kamala area?


Guided tours of Isha Kamala happen every Saturday, Sunday, and as part of all programs
offered at Isha Institute. The tour features a completed four-bedroom home, visiting the Isha

Payment Examples

Scenario 1 - Payment Plan


If I reserve a lot for $40,000 and then choose a home model in 9 months for $300,000, what
payments do I have to make and what would be my monthly payments?
Payments:
At the time of reserving the lot: You would pay $10,000 (minus the $3,000 Reserve Your
Spot/Priority Deposit, if paid)
At the end of six months: You would pay $30,000 (remainder of the lot licensing fee)
At the end of nine months: You would pay $28,000 consists of 68,000 (20% down payment of
$340,000) - 40,000 (Lot cost paid)

Monthly payments for a 30-year installment plan: $1,175 ($325 towards licensing fee & $850
towards financing charge (financing charge depends on length of term and interest rate at the
time of contract)
General License Fee (annual): $2500

Scenario 2: - Payment in Full


If I reserve a lot for $40,000 and then choose a home model in nine months for $300,000, what
do my payments look like if I pay the licensing fee in full (no payment plan)?
Payments:
1- At the time of reserving the lot: You would pay $10,000 (minus the $3,000 Reserve Your
Spot/Priority Deposit, if paid)
2- At the end of six months: You would pay $30,000 (remainder of the lot licensing fee)
3- At the time the construction is completed: (approx. 12 months from month 9 (when the
home build begins)) You would pay the remainder of $300,000

Scenario 3 - Increase in Home Value without Payment Plan


If I reserve a lot for $40,000, choose a home model for $300,000, and pay everything up front,
but then decide to leave in 5 years, and the appraisal comes in at $450,000, how much money
do I get back ?

Initial value is $40,000 + $300,000 = $340,000


The total licensing fee paid to date is $340,000.
Current home value is $450,000.

The licensee (meditator) shall receive the amount of the lot fee, minus the non-refundable
deposit, plus the principal amount of license fee instalments paid, adjusted to any decrease in
home value.

Since the home value did not decrease, you would get the total principal paid by the end of
five years, minus the non-refundable deposit, which is $330,000 ($340,000 - $10,000).

Scenario 4 - Increase in Home Value with Payment Plan


If I reserve a lot for $40,000, choose a home model for $300,000, and choose the 30-year
installment plan, but then decide to leave in 5 years, and the appraisal comes in at $450,000,
how much money do I get back ?

Initial Value is $ 40,000 + $300,000= $340,000


Principal paid initially is $40,000.
Principal paid over the 5 years is $21,700.
Total principal paid $61,700
Appraisal value $450,000

Since the home value did not decrease in value , you would get the total principal paid by the
end of five years, minus the non-refundable deposit, which comes to $51,700 (61,700 -
10,000).

Scenario 5 - Decrease in Home Value


If I reserve a lot for $40,000, choose a home model for $300,000, pay everything up front, and
decide to leave in five years, and the appraisal comes in at $320,000, how much money do I get
back?

Initial Value is $40,000 + $300,000= $340,000


Total Principal paid is $340,000.
Licensing Fee remaining= 0
Appraisal value $320,000
Reduction in value is $340,000-$320,000= $20,000

In this case, since the home value decreased, you would get back the amount of the lot fee,
minus the nonrefundable deposit, plus the principal amount of license fee installments paid,
adjusted to any decrease in home value.
Refund = (Principal paid -Lot deposit fee - Reduction in Value)
= ( 340,000- 10,000 -$20,000)

Thus, you would get back $310,000 at the end of 5 years.

Scenario 6
If I reserve a lot for $40,000 and a home model for $300,000, and choose the 30-year
installment plan, and then I decide to leave in 5 years, and the appraisal comes in at $320,000,
how much money do I get back ?

Initial Value is $40,000 + $300,000= $340,000


Principal paid initially is $40,000.
Payments made over 5 years = $70,500
Principal paid over the 5 years $21,700. (payments made minus interest)

Total principal paid = $61,700


Licensing Fee remaining= 340,000-$61,700 = 278,300
Appraisal value $320,000

In this case, since the home value decreased, the licensee would get back the amount of the lot
fee (minus the nonrefundable deposit) plus the principal amount of the licensing fee
