This contains one to four department stores plus 50 to 100 or more satellite shops and facilities, all fronting on an internal pedestrian mall, or shopping walkway.
Parking completely surrounds the building group so that all stores face inward to the mall with their "backs" to the parking.

With today s rising land costs and diminish- ing supply of suitable largo tracts, there has been a growing trend toward double-decked parking to save land area.
It is simply a matter of the relation between the land cost and the cost of the parking deck

There is also a strong trend toward double decking of the stores themselves so that the central pedestrian moll has two interconnecting levels, each lined with

commercial/trade, service and business activities, e.g., three to five (3 to 5) storeys shopping centers, medium to large office or mixed use/occupancy
buildings/structure and the like.
 The proposed Regional Shopping Center shall be in accordance in the section 401. Type of Construction in the National Building Code of the
Philippines. Structural elements shall be of steel, iron, concrete, or masonry construction. Walls, ceiling, and permanent partitions shall be incombustible
fire-resistive construction, except, that permanent non-bearing partitions of one-hour non-bearing partitions of one-hour fire-resistive construction may use
fire-retardant treated wood within the framing assembly.
SITE LOCATION:

ABOUT THE SITE:

The site is located where commercial establishments are mostly placed near that area. The site has an overlooking view of the sea
that can be used and that provides unobstructed views of the majestic Bacolod sunset. Considering the nearly profound natural landscape
along the west, this may provide a good flow of wind for ventilation and good views or shade by the sun orientation, suitable for natural
parks and landscaping to corporate for any desired project to the site.
DESIGN INSPIRATION:

With the location of the site an overlooking of the sea can provide a scenic sunset views in Bacolod City’s Premiere waterfront development. The site location
is set amid spacious landscaped grounds. And the utmost convenience with its superior location within the Premiere lifestyle district of Bacolod City.

Biophilic design can reduce stress, enhance creativity and clarity of thought, improve our well-being and expedite healing; as the world population continues to
urbanize, these qualities are ever more important.
