Computer Room Precision Air Conditioning Design Maintenance Check List
To help keep your equipment in satisfactory and efficient operation and to extend the period of its use, we
will provide maintenance service as described in this “Service Check List” as applicable to the items of
equipment identified and listed.
MAINTENANCE SERVICE CHECKLIST
Including all labor for:
- Operating inspection (as per # of visits indicated on contract)
- Adjustment of controls, belts and pulleys, and lubrication
- Routine cleaning, such as air filters and equipment surfaces
Excluding all material, labor and parts for:
- Emergency service calls
- Repairs
- Chemical cleaning
- Steam cleaning
- Acid de-scaling
MAINTENANCE SERVICE SCOPE OF WORK
The following are visual checks unless otherwise noted.
Electrical Panel Controls
- Check fuses - Check thermostat and calibrate
- Check electrical connections - Check safety control setting
- Check operation sequence
Reheat Section Refrigerant Charge
- Start up heater to burn off dust - Check refrigerant levels
- Check amps
Air Cooled Condenser Air Distribution Section
- Ensure motor mounts are tight - Check for restriction in grille free area
- Ensure bearings are in good condition
- Ensure refrigerant lines properly supported
Refrigeration Cycle / Section Compressor
- Check refrigerant lines - Check oil levels
- Check for moisture (sight glass) - Check for leaks
- Check suction pressure - Check crankcase heater
- Check discharge pressure - Check amps
- Check hot gas bypass valve
- Check thermostatic expansion valve
Infrared Humidifier – if applicable Blower Section
- Check pan drain for clogs - Check impellers to ensure free of debris and move
- Check humidifier lamps freely
- Check pan for mineral deposits - Check belt tension and condition; replace if needed
- Check pan for mineral deposits - Ensure bearings in good condition
- Check water make-up valve for leaks - Check fan safety switch operation
- Check amps
Filters Steam Generating Humidifier – if applicable
- Check air flow; replace if needed - Check canister for deposits
- Check filter switch - Check condition of steam hoses
- Wipe section clean - Check water make-up valve for leaks
- Check and clean humidifier pans
- Check and clean drain hoses
