Abstract

An office building is presented, whereby the offices on one floor are arranged around the outer, approximately round building contour, space for two office employees sitting symmetrically opposite each other at desks, and neighboring offices are connected to each other with opaque sliding doors (44) The approximately round shape of the building ensures that the offices are the same and the paths are short. Special advantages result from the sliding doors. By opening the doors, neighboring offices can be connected to each other up to a surrounding open-plan office. With closed doors, unit boundaries of teams can also be set. Closing the doors can also create a confidential atmosphere in an office. When the door is closed, the neighboring employee can do confidential computer work because only he can see his screen.

Description

Background of the Invention

In office buildings of conventional design, there are various concepts for designing and equipping office space.

Offices for 2 to 4 employees are common. There are also individual offices and offices for more employees, right up to the open-plan office.

Often the offices on one floor of a building have different attractions, be it because of their location or because of their nature.

Often, the office spaces within an office are differently attractive. Window seats are usually sought after. Less popular are e.g. B. Places where employees sit with their backs to the door. Most people like to go up a wall.

The direction of the light often also plays a role in the attractiveness, especially in computer workplaces. Light from the front is dazzling, light from behind is reflected on the screen. Side light is better.

Light is often a problem in glass houses. There is often too much of it there. It has to be darkened.

Traffic routes also play a role. Many like to sit in a "cul de sac" where there is no "through traffic".

The indoor climate is also important: pleasant temperature in all seasons, enough fresh air, draft-free.

The use of office space is often fixed on site. Small offices can often only be merged to form larger offices if this is possible at all. Larger offices can also be partitioned from case to case, e.g. B. with partitions, which can also be complex. Partitions often only insufficiently separate the office space. Acoustic separation in particular is often a problem. Partitions that are not currently in use must be stored somewhere. Often there is no place for this.

The invention was based on the task of creating an interesting office building with excellent working conditions for all employees, in which the offices are all of a similar high standard, all employees are sitting at the window, with adequate light from the side and with a wall behind them . Part of the task was also to provide a solution, to be able to adapt the size of the office space to the respective requirements within a very short time and to give all employees the opportunity to temporarily turn an office into a place for confidential discussions.

Brief outline of the invention

According to the invention, the object is achieved in that the offices on one floor are arranged all the way along the outer, approximately round building contour, provide space for two office employees sitting symmetrically opposite each other at desks, and neighboring offices with opaque sliding doors ( 44 ) are connected.

The approximately round shape of the building ensures that the offices are the same and the routes are short. All employee offices have daylight from the side.

The sliding doors offer particular advantages. By opening the doors, neighboring offices can be connected. For example, a two-person office becomes a four-person office. If you open all sliding doors on one floor, you get a large open-plan office.

With closed doors, team unit boundaries can also be set, in a matter of seconds, even temporarily. By closing the doors, a confidential atmosphere can be created in an office, which can be used by all employees. When the door is closed, the neighboring employee can do confidential computer work because only he can see his screen. The invisibility of screens when the door is closed also creates trust.

According to a first embodiment of the invention, the doors can be lockable. That can e.g. B. the know-how protection may be useful for reasons (closed door concept).

The doors can also be soundproofed to optimize the confidentiality of the offices.

The offices can be equipped with two folding beds that can be used for power napping. This enables employees to recharge their batteries for greater performance.

The desks in offices can be adjustable in height, for example to alternate between standing and sitting. This is easy on the back.

A roller blind can be attached to a window, which can be operated from two places can. This means that the brightness can be adjusted by every employee without any effort.

The offices can have an area of approximately 24 square meters, 50 percent more than the relevant regulations require.

A whiteboard can be attached to a wall behind an office worker, e.g. B. usable for sketches.

The office walls can be glazed towards the corridor and equipped with blinds. This means that offices can be temporarily sealed off from the corridor.

Description of preferred embodiments of the invention

The 1 to 12th show a 23-storey high-rise office building with specially designed offices.

Because the building should also be interesting according to the task according to the invention, interesting details are also discussed below.

The building is modeled on a historic high-pressure apparatus for ammonia synthesis using the Haber-Bosch process. On closer inspection, the building represents a central part of an ammonia reactor, cut off at the bottom and provided with a lid at the top. The magnification factor is approximately factor 40 . The construction was changed a little for various reasons.

The building is 105 m high. The top flat surface of the lid is 100 m. The diameter at the foot of the building (apparatus casing) is 38 m, at the head (flange and cover) 52 m.

The building is multifunctional, modular and scalable.

Many elements follow the minimal principle and are reduced to simple geometric shapes, especially the straight line. From a distance, the basic shape, which appears to be round, turns out to be a polygon when viewed more closely. In general, the building is designed in such a way that the viewer always comes up with new surprises when looking and walking closer.

Numerous parts of the building are laid out symmetrically, mostly axisymmetric, e.g. T. multiple axisymmetric, partially also point symmetrical. On the other hand, this principle is deliberately broken in some places to create tension.

The facade is kept in a warm brown tone. Windows, screws and nuts shine black. When viewed from below, the sky can be seen mirrored in the windows. This also gives the monumental building something transparent.

The building consists of a load-bearing shell in which the floors are clamped. A central shaft extends in the middle of the building ( 7 ) at building height with a square base area of 16 by 16 m. Inside are the elevators ( 8th to 15 ), the main escape stairs ( 16 ) as well as house technology. Further functions are arranged in the shaft in the upper part of the building. There are two more escape stairs outside the shaft ( 17th and 18th ).

The building has a total 23 Storeys and a large roof terrace with a diameter of 50 m at a height of 100 m.

The trapezoidal cut overall 291 Offices, each with a floor space of 24 square meters, are located on the levels 1 to 18th and as well with a slightly different floor plan and the same floor space on the levels 19th and 20th arranged in a circle. The level 21 a houses a large multimedia cinema ( 22 ) with approx. 500 seats, which can also be used for other purposes, a lecture and seminar room that can be separated in the north-south direction ( 23 ) for 100 participants, a cafe ( 24th ), a shop ( 25th ), a cloakroom ( 26 ), Sanitary rooms including showers ( 27 ) and disabled toilets ( 28 ) and plenty of open space for universal use, e.g. B. for exhibits.

The level 21 a offers a 150 m long, almost completely circular, weather-independent panorama path with a view of the surroundings. The wide, rungless windows offer the greatest possible viewing angles in the horizontal direction with only a small blockage due to the building structures in between.

In the visitor center there are two opposite galleries halfway up ( 29 and 30th ) built in, the height of which is the level 21 b Are defined. From the south gallery ( 30th ) you look at the stage ( 31 ) on the roof of the lecture hall, which has a 4th m wide bridge can be reached from the south gallery. Around 500 chairs can be placed on the south gallery and one level below, from where a spectacle of whatever kind can be seen on the stage.

The machine room is located behind the stage ( 32 ) with the elevator drives and the backstage area, a large storage room ( 33 ) (e.g. for chairs), a stage lift ( 34 ) for appearances on the roof of the building, two accesses to side stages (option) and technology of the cinema.

Another interesting thing about the galleries is that the top view of precisely those window areas are directly accessible where one level of deep sanitary rooms must be entered. This makes the 360 ° panorama perfect for both genders. Incidentally, this also applies to wheelchair users. The whole house is accessible by elevator, including the roof terrace.

The extensive roof terrace also belongs to the visitor center, but can also be separated from it, temporarily or permanently. The walk-in area covers 50 m in diameter and around 1900 square meters of free space. There is plenty of space for strolling and for all kinds of events. Another approx. 150 m panoramic circular trail opens up on the outer edge, this time as a free event. There are display boards on the roof railing, which can be seen in all directions.

The 8th Wrench size apparatus nuts 7 m indicate the cardinal directions N, NO, O, SO, S, SW, W, NW. All are open towards the center across the entire key area. The nuts N, O and S are designed as pavilions. They donate protection against wind and weather. The elevators are diametrically opposite ( 35 and 36 ) and the stairwells ( 37 and 38 ), all of which make all 3 levels of the visitor center accessible. There is another elevator in the west ( 39 ).

The roof can be easily installed with a 12 m high, ultra-light, effective, white tent roof ( 40 ) are provided. The radial tensions are oriented in such a way that the roof is curved three-dimensionally in sections like a Scherk's minimal surface in order to increase flutter safety. The roof offers weather protection on a floor area of around 1500 square meters and 45 meters in diameter. The textile skin can be brightly illuminated from below, which is visible from afar. The tent is dimensioned so that you can walk dry between all nuts, but there are also areas where you can step outdoors.

Without a tent, the roof can also be used as a helipad, both within the framework of air rescue and individual mobility - already today. But more in the future. It can be assumed that electric helicopters will play an important role in local passenger transport in the future. The roof terrace is so big that 8th Copies of an electric helicopter (9.8 m in size) currently under development could be parked without obstructing the flight operations in the middle.

The house can be used universally, e.g. B. by 3 groups: external, internal 1 and internal 2, as from the figure to the level 0 can be seen.

Externally stands for visitors of all kinds: mainly neighbors, family members, shareholders, customers and of course employees. Intern 1 are employees. Intern 2nd are employees with special powers.

For each of the 3 groups there is a separate entrance on the level 0 . These are large, doorless, portal-like building openings to the west, north and east of the dimension 6 times 6 m. You get into the building almost seamlessly, which is also expressed by the floor covering at this point. In particular, visitors should be taken away from the "threshold fear".

All 3rd Entrances each lead to a representative lobby ( 41 ) with a clear height of 8 m. The other vestibules of this type cannot be viewed. In the present exemplary embodiment, no connections are provided between them. The design of the anterooms is tailored to the respective user group.

You can also drive into the vestibules, including trucks, e.g. B. the fire brigade for the purpose of supplying water for extinguishing purposes. Or a high visitor who should not or does not want to be seen.

The visitor entrance (external) is accessed by the two escape stairs ( 17th and 18th ) framed and forms a corridor. This corridor has a length of approx. 6 m. This length can also be interpreted as the wall thickness of the high-pressure apparatus that was the model for the building. In order to visualize this allusion, one of the two stairwells can be provided with an oversized, 3-dimensional dimensional arrow, at a height of approx. 5 m, where nobody bumps into it. The arrow can be made of black painted steel. Its geometry can be based on standard arrows on technical drawings. This arrow at the entrance can also carry a measure, e.g. B. 6 m. This arrow shaped sculpture at the entrance can serve as a first educational element that should make the visitor curious and invite them to deal with technology.

If you come through the corridor from outside, you come to a larger room on the right hand side, which receives indirect, scarce daylight only through the corridor. This room can be illuminated by a large-screen projection similar to that at the famous opera in Sydney, Australia.

Of course, all of this should make you want to explore the visitor center from the inside.

All 3rd Inputs in level 0 are also outputs. The visitor entrance (external) also has a special function: escape exit from all 3 stairwells ( 16 to 18th ). The assembly point of the building can be in an open space in front of the visitor's entrance. There it also makes sense. After all, it would be little responsible, e.g. B. in the case of a clearing exercise, pouring visitor masses into the plant, for safety reasons alone, but also for the sake of know-how protection.

At this point, some interesting optical details. The two most frequently used inputs, external and internal 1, can be absolutely mirror-symmetrical, as can the elevator doors. Popular photo motifs then open up here. Seen horizontally, as well as at different angles upwards.

Now we come to the elevator systems. Visitors can use the elevators ( 12th and 13 ) only to the level 21 a . That means: These elevators are express elevators to the visitor center. They are also there for the transport of larger exhibits (area approx. 4 x 5.3 m). Up to 120 people can be transported at once.

The elevators ( 8th to 11 ) mainly transport office workers of the skyscraper (floor area approx. 2.3 x 2.3 m), up to 30 people, up to the level 18th . These systems are particularly intelligent in order to minimize transport times in the mix of requirements.

The elevators ( 14 and 15 ) serve the levels 19th and 20th with up to 15 people (floor space approx.2.3 x 1.3 m). These cars are still big enough for lying transports, e.g. B. for medical emergencies. Here you have to, for. B. fingerprint, personally authorize to set the elevator in motion.

Plant security and the fire department go everywhere, with staggered approval procedures.

Elevator ( 39 ) connects level 20th With 21 a and the roof. Personal authorization is also required here.

Shortly to the level 18th : The screw heads of the screws ( 4th ) are designed as hexagonal panorama rooms, at a height of 80 m. The distant view extends over 5 key areas of the hexagon screw head, i.e. over an angle of 300 °. The windows, which are mirrored to the outside in black and are deeply glazed to the floor, also provide ample views even downwards. The rooms are spacious, measuring 7 meters from wall to wall.

The spacious offices offer excellent working conditions and set international standards. As standard, the offices are mirror-symmetrical and intended for 2 employees sitting opposite each other. Of course, offices can also be occupied by a single employee.

The basic equipment of each workstation includes: high-quality, ergonomic office chair for dynamic sitting, desk with PC including peripherals ( 42 ), Built-in closet ( 43 ) for work documents and personal items, with a cloakroom part and folding bed, whiteboard with magnets (on the wall behind the employee), a window sill for personal design (e.g. flowers) and a wastebasket. Optional are roll containers, flipcharts and furniture for meeting corners.

The premises are ergonomically, psychologically and logistically optimized. All employees sit at the window (mostly with a distant view), look into the room, have a reasonable amount of light from the side and a wall in the back, so no other person is sitting in the back, which some can not tolerate. No screen of a PC user can be viewed directly by others. This creates trust and the possibility of confidential PC work, even in the two-person office.

Adjacent offices can be opened by opening an intermediate sliding door ( 44 ) are connected to each other, right up to a surrounding open-plan office.

The sliding doors are lockable and close so tightly that words spoken normally loud in the neighboring office cannot be understood.

These facilities can temporarily create a confidential atmosphere in an office, for everyone. Unit limits can also be redefined in minutes.

Each office window has a roller blind to control the brightness, which can be operated from both workstations. The blinds darken, but still allow a view outside.

Contact zones are set up in the hallways in front of the offices, with seating and a kitchenette.

The toilets are spacious, with daylight, mostly with a distant view.

With this sustainable modular system, economic, ecological and social issues are equally taken into account.
