A publisher clears house

A $28 million estate has just gone on the market in the bucolic Bedford area, a price that tops other prized “hilltop properties” in the leafy Westchester suburb.

Linden Farm, the sprawling digs that has been home to former Simon & Schuster CEO Richard Snyder for 28 years, has just been listed with Ginnel Real Estate.

The listing, according to local brokers, could rival the sale of Michael Crichton’s place to George Soros for almost the same amount.

Nestled on 60 mostly landscaped acres, the 18-room Tudor-style, ivy-covered fieldstone mansion of nearly 14,000 square feet has eight bedrooms and 6 ½ baths, a large entrance hall, formal living room and dining room, paneled library and billiards room.

Many of the rooms in the circa-1929 residence include period details such as etched glass doors, exposed beams, bowed windows and grand fireplaces.

The park-like property includes a pool, tennis court, three-bedroom caretaker’s cottage, garages for six cars, and (for those vehicles with less horsepower) a stable with a groom’s apartment, paddocks and a riding ring.

Dan Ginnel had no comment about where Snyder, a recent divorcee, plans to move next.

Eighties redux

FORMER Studio 54 habitue Karl Lagerfeld has designs on another Ian Schrager production.

According to sources, the ponytailed, shades-wearing disco dinosaur is about to go to contract to buy an apartment in Schrager’s Gramercy Park Hotel condominium project.

The German-born fashion icon, 66, who’s credited with reviving the House of Chanel – and is also the creative director at Fendi, among other ventures – has been scouring the lower regions of Manhattan for a U.S. residence.

Known as 50 Gramercy Park North, Schrager is creating 23 full-floor apartments adjacent to the original hotel. They’re commanding prices in the $5.35 million to $16 million range.

The apartments include white oak floors, high-end stainless-steel kitchens and floor to- ceiling windows overlooking Gramercy Park.

What most likely drew Lagerfeld to his friend’s project – scheduled for completion by next spring – are amenities that include pet sitters, a concierge and a key to the private park.

Danza’s den

UNLIKELY talk-show personality Tony Danza is apparently feeling pretty confident about his ratings.

As proof, the tough talking former “Taxi” star (and real-life boxer) has gone from renting to buying a $1.7 million apartment near the ABC studios where the “Tony Danza Show” is taped.

Danza’s new den, with full views of Central Park and the city, is a two-bedroom, two-bath condo with a pass-through kitchen and marble baths.

The doorman building at 111 W. 67th St. is also home to such media darlings as Regis Philbin, who has the same across-the-street commute as Danza, and soon-to-be satellite radio star Howard Stern, both of whom own substantially larger pads on higher floors.

The listing broker, Daniella Schlisser of the Corcoran Group, had no comment.
