Green lease is a form of agreement extension of green building that need landlord and tenant to m... more Green lease is a form of agreement extension of green building that need landlord and tenant to mutually cooperate in managing and engaging building operations and activities sustainably. The main aim of this study is to gauge the implementation of green lease among the office buildings in Kuala Lumpur. This is made through the adoption of green building criteria and also to determine the drivers and obstacles faced by building managers in implementing green lease. Through primary and secondary data, the objectives are accomplished. The primary data collected through a survey amongst the managers of top grade office buildings in the city centre of Kuala Lumpur. The data captured are analysed using Frequency and Relative Index Analyses. It is found that green and non-green buildings’ managers practice green building criteria to manage the building operation, though not fully. The most significant green lease term commonly identified by the respondents are energy and water saving consumption as well as recycled material usage. The most significant barriers identified are related to cost and financing. Thus, from the identified drivers and obstacles, appropriate action can be taken to bring forward green lease awareness to the various stakeholders in the office industry.

As we know Malaysia is developing country and the demand for office space is increasing. Therefore the are more office supply in the centralised and decentralised over the past few years. The increasing of the office spaces has given many choices for tenants to relocate and starting an office. This report is done by findings of the current supply demand, pricing and Government Policies to determined the effect of the location choice. Besides, case studies had been carried to show the link between the theory and current practise. From the finding, there are more factors the will affect the choices of office location in the decentralised zone. Hence, steps need to be taken so that the tenants can consider the CBD is the better choices
