Both play a crucial role in terms of energy use, emissions, and indoor comfort. In retrofits, the technical aspects are generally developed with skill and care by the designers and construction companies, while the aspects related to informing and sharing with the inhabitants are almost always neglected, often affecting the results of the work. The present study analyses the interaction of technical and behavioral aspects in a public residential building (ERP) with a social rent, located in the outskirts of Milan, which has recently undergone an important energy retrofit by the Municipality. The building houses about 500 tenants from 32 different countries, distributed over 154 apartments. In order to reduce the existing gap between design and as-built building performance, experimenta... more In order to reduce the existing gap between design and as-built building performance, experimental data are required, both for single components and for whole building characterization. Real scale buildings, designed and equipped to perform such as living laboratories, may allow testing the effectiveness of different technologies to reduce the energy consumption and/or to increase the indoor environmental quality of the building as a whole. In order to understand to what extent the nearly zero-energy and the Passivhaus concepts could be extended to the Mediterranean climate, a new building (a detached single family house) was designed and constructed in the municipality of Mascalucia (Catania), in the Italian region of Sicily. It has been conceived to perform such as a living laboratory able to provide useful information on the actual performance of the building and its components, such as the Air to Earth Heat Exchanger. The design process was led by an optimization procedure based on extensive energy simulations. It resulted in an optimal energy balance and favourable thermal comfort conditions along the year. The building is equipped with an accurate Building Automation and Control System (BACS), and a number of sensors for a detailed energy and environmental monitoring. The early monitored data, following the commissioning phase, provide a first insight of the energy and comfort performance of the building. Further results including improvements in control algorithms and a comprehensive data analysis are ongoing and their completion is expected in a short time.

Building retrofit is often reported to fail in achieving predicted energy savings; this mismatch ... more Building retrofit is often reported to fail in achieving predicted energy savings; this mismatch in post-retrofit conditions is labeled the ‘energy performance gap’ and may be due to both occupant behavior and technical issues. In this study, the occupant is investigated through a case study of a recently retrofitted public housing in Milan inhabited by 500+ tenants. Informed by social practice theory and interviews to households, concurrent and interdependent elements in heating space are identified—including factors of comfort, competences involved and other interconnected practices. Patterns of continuity and change in setting thermal conditions in this retrofitted building emerge. In this respect, key dynamics of the occupants are related to rooted habits in managing heating, social norms of thermal comfort, mastered skills in dealing with technical devices and infrastructure and ways of organizing other routines such as laundry and forms of entertainment when services are limit...

The applicability of this Standard has not yet been sufficiently tested in warmer climates, where reducing cooling needs under growing summer comfort requirements poses a challenge. The IEE Passive-on project has drafted a proposal to adapt the Standard to the conditions that characterize Southern Europe. Compared with the original definition, one of the main changes is the introduction of explicit requirements on internal comfort during summer, in parallel to a limit to energy needs for cooling. The dynamic simulations conducted to test the new definition of the Standard in the context of Southern Italy (e.g. Palermo) show that the requirements identified by the Standard Passivhaus can be met by simplifying the envelope technologies (e.g with a lower level of air-tightness compared to the northern version) and adopting passive cooling strategies (e.g. night ventilation) approp...

A software model of the build-ing has been created and used to simulate its be-haviour in the climate zone of Rome, using a dynamic simulation software. Then a building with the same geometry and same internal gains but with higher storage mass (m > 350 kg/m2, calculated with the method of Heindl – ISO 13786, 1994), selective glazing (U value of windows < 1,8 W/m2K), movable ex-ternal blinds (solar factor: g < 0,15) and a sim-ple night ventilation strategy has been simulated and optimized to achieve good comfort condi-tions at low or no energy consumption for me-chanical cooling.
